Tenant Qualifications

  • Credit Score of 550+ (Co-Signer Permissible)

  • No Previous Evictions

  • No Felony Convictions

  • No Active or Unresolved Bankruptcies

  • Verification of Proof of Income

  • Previous Landlord Verification

 

Pets

  • Frontier is extremely pet-friendly! Most of our properties do allow pets with a few exceptions.

  • For the properties where pets are prohibited, Frontier allows up to 3 pets (2 dogs-maximum).

  • The pet deposit is typically half the amount of 1st month’s rent, not to exceed $500.

  • The monthly pet fee, in addition to rent, is $50 per month for the 1st pet and $25 for each additional pet (up to 3 pets.)

 

Subleasing

  • Frontier does allow for subleasing with our written approval.

  • There is a $250 subleasing fee.

  • The current tenant is required to find their own sublease tenant and is responsible for advertising and showing the property.

  • If they would like our help finding a subtenant, the fee is the equivalent of one month’s rent.

  • All sublet’s most fill out an application and pass Frontier’s basic tenant qualifications.

  • The security deposit is distributed to the tenants listed at the end of lease. Current tenant can require a security deposit from the subtenant; however, Frontier is not involved in this exchange.

  • When subleasing, the subtenant accepts the property as is. There is no move out inspection for subleasing arrangements.

 

Co-Signers

  • A co-signer agrees to guarantee the Tenant(s) is compliant with Frontier’s terms, to include payments and damages, as well as any necessary cleaning, remodeling, service, maintenance or other costs related to the lease terms.

  • A co-signer remains in force throughout the entire term of the lease.
